AUCTION LOCATION:  Hillsboro Scout House, Memorial Drive, Hillsboro, KS  67063

PROPERTY LOCATION:  South of Lehigh, KS at Hwy 56 & Hwy 168 N, (at the Lehigh Mennonite Cemetery), go North 1 mile to 210th, continue West on 210th for 8/10ths of a mile to the NE corner of the property on the South side of Rd 210th and the NW corner is at the intersection of Bison & 210th.

TERMS:  Earnest money at signing of the contract is $30,000.00 and is payable to Hannaford  Abstract & Title.  The balance due on or before closing on October 30, 2015.  Property is being sold with an Ag lease.  The cropland is 1/3-2/3 crop share with the land owner receiving 1/3 and paying 1/3 of the herbicide, fertilizer, insecticides and product only.  The grass lease is up October 30, 2015.  Buyers shall have full possession of grass at closing, but will allow the tenant 2 weeks to remove his electric fence.  Full possession of the cropland shall be after the harvesting of any crops planted prior to the legal notice date of 30 days prior to March 1, 2016.  If the tenant plants wheat in 2015 the buyer shall receive their 1/3 crop share of the 2016 crops and full possession, having given legal notice, at the conclusion of the 2016 wheat harvest.  The sellers shall receive the crop share and grass rent for 2015 and pay the 2015 taxes.  Buyers shall accept and fulfill all terms and conditions of the EQIP 2014 Water Quality Program and Contract for Area 2, Zone 3 #74621515106.  Sellers shall credit the buyer $5,000.00 for the cost share of the Grade Stabilization Structure 410 of the said EQIP 2014 Water Quality Contract.  All statements made day of auction take precedence over statements and advertisements.
